Update on the Real Estate Market  When looking at home prices across country you can see they have been going up steadily. Indiana realized a 13% increase in median sales price for 2021 compared to 2020. The conservative estimate amongst real estate experts is that nationally we should see an average of another 6.1% increase in home prices for 2022.       Lack of inventory continues to be the problem in Indiana and across the country. Indiana was down 11% in January of 2022 compared to January of 2021 and 2021 was down 56% compared to 2020.    A silver lining with all of this is that the months supply of inventory we have now while very low is not as bad as during the great recession when homes would sit on the market for very long periods of time. Home sales continue to hit record highs.   Another silver lining is that with the financial reforms put in place as a result of the great recession the volume of loans to individuals with very poor credit scores has been reduced significantly and therefore this reduces the risk that a large number homes will end up going into foreclosure should the economy slow down.

It is a common misconception that a real estate agent primarily learns of someone looking to buy or sell a home when someone simply calls an agency looking for an agent to help them.
